Over 150 agents sold commercial for the first time. Here is what we handed them.
The rules changed, so we did the work: seven projects chosen out of the whole commercial market, Urbis on supply, rent evidence on every one, and the fund cash worked out to the dollar. It is all built. Put your name on it and run your own Thrive to your own database.
Over 150 agents in the room, and most of them had never sold a commercial property in their lives.
They came because the rules changed. A self managed super fund can't borrow to buy a house any more, so every client with a fund has money sitting somewhere it can no longer go. Every agent there already knew that. Knowing it doesn't sell anything.
What sold was the work.
What we did before anyone walked in
We went through the commercial market and picked seven projects. Not a list of everything for sale. Seven, chosen on price, on what it costs a fund to get in, on rent evidence, and on what a lender will actually write.
Then we did the part agents don't have time for.
- Rent evidence and a score card on all seven, printed in a booklet
- Rhys Quick, a Partner at Urbis, on why Melbourne is running out of small warehouse land
- An investment analysis that models a fund purchase properly: deposit, loan, rent, outgoings, GST, stamp duty, the 15% fund tax and the return over ten years
- The fund cash on the cheapest unit in every project, to the dollar. $42,733 at Kubed in Coburg. $50,968 at Storre in Cheltenham. $58,985 at AlterSpaces in Geelong
- SMSF lending lined up through Dan Finn's team, so nobody left the room wondering whether the loan exists
So when an agent sat down with a client the following week, they had answers. Not a view on the market.
That's why it worked. The rule change only told us what to build.
Now run your own
All of it already exists. It doesn't need building again for your event. It needs your name on it.
You bring the database and the room. Here is exactly what you get:
- The invite email, written and ready to go to your list
- A landing page for registrations, in your brand
- Your own branded brochure, all seven projects, with the rent evidence and the numbers on each
- Social advertising, written and sized, ready to run
- Registration, reminders and the follow up
- Every presentation customised in your brand, so you are the one presenting
- Our investment analysis run live for any client who asks on the night
- SMSF lending through Dan Finn's team
You present. You close. The clients stay yours.
Nu Wealth is doing it on 25 November

Daniel McQuillan is running Thrive for Nu Wealth on 25 November, six till eight, co-branded with The Move. They're going after 150 prospective commercial buyers of their own.
Andrew Cass from Shape Super on the fund side. Justin Abbot from Nu Wealth Finance on the lending. Urbis on the market, and Russell Woollett, a chartered accountant, on tax and structure.
Same afternoon we ran in October. Their name on the door, their clients in the seats, and their commission.
