State-by-State: First Home Buyer Grants and Stamp Duty Concessions

A plain-English guide to every grant and concession currently available to first home buyers across Australia.

First home buyer assistance varies significantly by state and territory, and keeping up with the changes is genuinely difficult. Below is a summary of the current position as at March 2025, always confirm with your conveyancer as thresholds and eligibility criteria change regularly.

Victoria: The First Home Owner Grant (FHOG) provides $10,000 for new homes valued up to $750,000. First home buyers purchasing a new property valued up to $600,000 also qualify for full stamp duty exemption, with a concession available up to $750,000. Combined, the saving can reach $30,000+.

NSW: The First Home Buyers Assistance Scheme exempts stamp duty on new and existing homes up to $800,000, with concessions to $1,000,000. The First Home Owner Grant ($10,000) applies to new builds only, capped at $600,000.

Queensland: The FHOG provides $30,000 for new builds, one of the most generous in the country. Stamp duty concessions apply up to $700,000.

For H&L package buyers specifically, the new build eligibility of most grants is a significant advantage. The total value of combined state assistance for an eligible Victorian buyer purchasing a $550,000 H&L package exceeds $30,000, roughly equivalent to a 5 to 6% deposit boost.
